When Avery Summers finds out the homeless outreach program where she volunteers is about to lose their building to a big developer, she’s determined to help. It’s too bad he reminds her of the stepfather who abandoned her and her mother, causing Avery to be homeless as a child.


Handsome and charming Jason Morgan doesn’t appear fazed by Avery’s rejections and becomes a regular at the bakery where she works. When he asks her out yet again, Avery responds with a proposal she’s sure he’ll turn down—she’ll go out with him if he volunteers with her at the homeless outreach program. To her surprise, he agrees and part of Avery can’t help but be pleased. Maybe he’s not like her selfish stepfather, after all.


Sure enough, the more time they spend together, the more Avery’s convinced that Jason is more than his luxury sports car and designer suits. He seems to genuinely care about the homeless, and even agrees to help Avery hunt for long-lost tunnels dating back to the gold rush that—if they really exist—could save the outreach program’s building. Before the tunnels can be found, however, Avery’s dealt several devastating blows, including a shocking revelation that Jason works for the very developer that wants to tear the building down. Can Avery convince Jason to put his heart before his career? And will Avery find healing in forgiveness and second chances?

This pair led me on a merry chase. Even though it was pretty easy to see that Jason was going to be “the bad guy” before the end of the book, I couldn’t help but fall for his sweetness. On the other hand, Avery was a hot mess, and somehow that put me off from connecting with her the way I prefer. Something I’ve notice with this author’s books is that she has a positive flair for writing neurotic heroines that – I don’t know exactly which is the right choice here – I hate to love, or love to hate. Maybe it’s both. In the end, I love who Avery becomes, and I adore who they become together. It just took me a bit to get fully invested in their story, though they kept me laughing all the way there. I received a complimentary copy of this book through Booksprout.

Avery is devastated to learn that a new development project is set to displace the homeless outreach program she volunteers for. She joins forces with Jason, her friend's cousin in town for a wedding. After an anonymous tip, Avery and Jason go searching for a series of old gold-mining tunnels that could have the building declared a historical landmark. But where did that tip come from? Does Jason know more than he's telling? This book has an intriguing mystery plot to go along with the flirty romance and relatable characters. Avery expects the worst, but Jason is such a great guy, he surprises her at every turn. This is a fun read that will put a smile on your face. Thanks, Booksprout, for the ARC I received.
